Services and Fees

We offer three services: Let Only, Let & Rent and Fully Managed. Read below to find out key details and our fees. 

Note: All fees include VAT and we don't charge admin fees, which means you won't pay a penny above what you see.

Let Only: £49 per month
  • Initial market valuation of the Property
  • Full marketing on Rightmove and other online portals
  • Full marketing across our network
  • Accompanied viewings
  • Negotiate the terms of the tenancy between landlord and tenant
  • Right to Rent check on each adult tenant
  • Previous landlord reference, occupation reference and credit check each adult tenant
  • Check in and check out report (fee)
  • Preparation and completion of the Tenancy Agreement
  • Collect first month’s rent and a security deposit
  • Provide deposit payment details to landlord and tenant
  • Register deposit with the Tenancy Deposit Scheme (TDS)
Let & Rent: £75 per month
  • Initial market valuation of the Property
  • Full marketing on Rightmove and other online portals
  • Full marketing across our network
  • Accompanied viewings
  • Negotiate the terms of the tenancy between landlord and tenant
  • Right to Rent check on each adult tenant
  • Previous landlord reference, occupation reference and credit check each adult tenant
  • Check in and check out report (fee)
  • Preparation and completion of the Tenancy Agreement
  • Collect first month’s rent and a security deposit
  • Provide deposit payment details to landlord and tenant
  • Register deposit with the Tenancy Deposit Scheme (TDS)

Fully Managed: £99 per month

Professional Photography: FREE

When marketing your property, we will take professional photos to be marketed on Rightmove and several other online portals.

All photographs taken will be absolutely free.

Professional Floorplan: FREE

Before marketing your property, we will create an accurate floorplan which will depict your property in 2D and 3D.

This will be at zero cost to you.

Gas Safety Certificate: £45

For our landlords only.

A mandatory test ensuring the safety of gas appliances and supply points within a property.

Gas Safety Certificates (GSCs) need to be renewed every 12 months by a registered engineer, who will inspect the flue and appliances.

We can arrange a gas safety certificate for your property for £45. 

EICR (Electrical) Certificate: £100

For our landlords only.

An Electrical Installation Condition Report (EICR) is crucial for evaluating the safety of a property's electrical systems, covering everything from consumer units (fuse boards) and protective bonding to lighting, switches, and sockets.

All rental properties must possess an EICR with a 'satisfactory' rating. Should the report indicate 'unsatisfactory' conditions, necessary repairs must be completed within 28 days, or sooner if required. A 'satisfactory' EICR remains valid for up to five years, offering assurance to both landlords and tenants about the property's electrical safety.

We can arrange for an electrical safety check and EICR certificate for up to £100. 

EPC Certificate: £50

For our landlords only.

It is a legal requirement for landlords to have a valid EPC (Energy Performance Certificate) before their property is let.

An EPC measures the energy efficiency of a property using a scale of A-G and is valid for 10 years.

We will arrange for an EPC certificate which can cost up to £50.
