Referencing process

Referencing is handled through a trusted third-party system — Rightmove Landlord & Tenant Services. It is fully digital, straightforward, and typically completed within a few business days.

We carry out four checks as standard. These are required for all tenants regardless of circumstances.

Right to Rent
Mandatory government ID verification confirming the right to reside and rent in the UK.
Income Verification
Confirmation that your income is sufficient to comfortably meet the rental commitment.
Credit Check
A standard credit history check carried out by our referencing partner.
Landlord Reference
A reference from your most recent landlord or letting agent to confirm your rental history.

Transparent costs

Under the Tenant Fees Act 2019, agents are restricted to charging only permitted payments. We comply fully. Here is exactly what you can expect to pay.

Holding Deposit

Payable when your offer is accepted, to secure the property while referencing takes place. This is refunded in full upon signing the tenancy agreement. It is only retained if you withdraw or provide false information during referencing.
Tenancy Deposit
Protected
Your deposit is held in a government-backed scheme for the duration of the tenancy. At the end of your tenancy, it is returned in full provided the property is left in good condition. If the landlord raises a claim, the matter goes to a formal resolution service run by the scheme — ensuring a fair outcome.

No other fees. Under the Tenant Fees Act 2019, we do not charge administration fees, referencing fees, check-in fees, or any other charges beyond those listed above. If you are ever asked to pay something not listed here, please contact us directly.

The Renters' Rights Act is now law. Section 21 no-fault evictions are abolished. EPC C requirements are coming by 2030. Making Tax Digital for landlords starts April 2026. If this sounds like a lot — that's because it is. We handle all of it for you.

What exactly does 9% cover?
Our Full Management fee of 9% covers: monthly rent collection, arrears management, maintenance coordination, quarterly inspections, all legal notices, tenant communication, compliance tracking (gas, electric, EPC), and full access to your property dashboard. There are no additional monthly charges on top of this.
Are there any hidden fees?

No. Our fee schedule is published openly on our website. The only additional charges are for optional add-ons (like rent guarantee insurance at £27.50/month, or the tenant find fee if you're a new client needing a tenant). We do not charge renewal fees, check-out fees, or statement fees.
How do you handle maintenance?

We have a vetted contractor network covering plumbers, electricians, gas engineers, and general maintenance. For routine repairs under £200, we handle them directly and notify you. For larger works, we provide quotes and seek your approval before proceeding. A 12% coordination fee applies to maintenance works.
What happens if the tenant doesn't pay?

We chase all arrears proactively and keep you updated. For Full Management clients, Rent Guarantee & Legal Protection Insurance is included at no extra cost — covering up to 12 months of unpaid rent and all legal eviction costs. For Rent Collection clients, this is available as an optional add-on. for up to 12 months of unpaid rent and all legal costs if eviction is required. We strongly recommend this for peace of mind.
How long does it take to find a tenant?

In East London, well-priced properties typically receive applications within 1–2 weeks of listing. Properties let in an average of 17 days market-wide (Zoopla 2025). We price accurately to minimise void periods — overpricing saves nothing and costs you more in empty weeks.
Can I switch from my current agent?
